The NUS team chose a strategic approach to the technology stack. They expanded the existing property management system’s backend, built on Ruby on Rails, to accommodate the new business requirements. This allowed for seamless integration with existing data and infrastructure. For the mobile application, the team opted for a cross-platform solution using Flutter, replacing the outdated native apps for iOS and Android. This decision significantly reduced development and maintenance overhead. The team also integrated several powerful third-party services: Boldsign was used for generating and managing multi-party lease contracts and e-signatures, while Amazon Textract and Rekognition were implemented to automate document and facial scanning, accelerating the tenant registration process.
The development focused on implementing several key features to solve Twinlite's core challenges:
• Multi-Party Lease Management: The platform was upgraded to handle complex lease contracts involving multiple tenants, providing a flexible and accurate system that mirrored Twinlite's business model.
• Lease Takeover Workflow: A new, sophisticated workflow was developed to allow tenants to find and facilitate a lease takeover. The system now seamlessly handles the transition for both single and multi-party leases.
• Mobile App as Digital Key: The new mobile application was integrated with the property’s access control system, allowing it to function as a digital key for tenants to access their apartments, with access rights corresponding directly to their lease status and duration.
• Streamlined Registration Process: The integration with Amazon Textract and Rekognition significantly improved the tenant onboarding experience by automating document and face verification, leading to a faster and more efficient rental process.
• Quality-of-Life Upgrades: Numerous smaller improvements were made across both the mobile app and the back-office web application, providing a better overall experience for tenants and the Twinlite management team.
